Mimosa Bay is Sneads Ferry's premier waterfront community. Located between Wilmington, NC and Jacksonville/Camp Lejeune, NC - on the Intracoastal Waterway at Alligator Bay, across from North Topsail Beach - Mimosa Bay features spectacular wooded water, marsh, and interior lots with access to the waterway. Planned amenities include a boat ramp, 200- foot day dock, clubhouse, pool, tennis and basketball courts, boat storage and several parks.

The roads are being built to state specifications and there is county water - county sewer is a possibility within 5-6 years. All utilities will be underground. The property will be kept as natural as possible. The developer has won awards for his efforts in conservation and preservation of nature, and we intend to continue this in Mimosa Bay.

Our neighborhood is approximately 300 acres and will be made up of mostly single-family homes, with a section for villas and cottages. Minimum square footage will be as follow:

1800 sq. ft. on interior lots
2500 sq. ft. on marsh and water lots
You may choose your own builder and build when you choose. All plans will have to be approved by the Architectural Review Committee. The exception will be the cottages and villas - those will be made up of selected floor plans. You will be able to pick your floor plan, upgrades, interiors, etc.

There will be a Homeowner's Association and the dues will be $500 per year. Restrictive covenants are in place.

Sneads Ferry, NC

The traditional fishing village of Sneads Ferry is located on the New River near the northern tip of Topsail Island off NC Highway 172. The river joins the Intracoastal Waterway at Sneads Ferry providing easy access to the Atlantic Ocean.

In 1725, Edmund Ennett was granted the first license to operate a ferry in the area (Ennett's descendants still reside in the area). Ennett's "Lower Ferry" - as it was originally called - was an important link for postal delivery between Virginia and South Carolina, and for receiving news of Revolutionary War battles of the 1770s.

The village is believed to have been first settled in 1775, making it the oldest settlement in Onslow County - one of North Carolina's oldest counties, established in 1734. The ferry operated for more than 200 years. In 1939, it was replaced by a wooden bridge. Today, the new bridge is a high-rise span.

Attorney Robert Snead moved to the area sometime during the 1750s to operate a tavern. When he became the new ferry operator in 1760, the "Lower Ferry" was renamed "Sneads Ferry" in honor of Snead.

Snead himself has an interesting history. He shot and killed revolutionary war hero George W. Mitchell in the heat of a political argument. After being tried and convicted, Snead received a full pardon from Governor Richard Dobbs Spaight. There was speculation that the pardon was achieved dishonestly.

Life hummed along quietly until World War II when Camp Lejeune was established just north of Sneads Ferry. In 1971, the Sneads Ferry Community Council was organized and the annual Sneads Ferry Shrimp Festival was first celebrated. Now a two-day event, the annual shrimp festival is the town's major fund-raiser.

Mimosa Bay is just minutes from shopping, restaurants, golf and 26 miles of beautiful beaches.

There are three fire departments within 5 miles of the property. Security is provided by the Onslow County Sheriff's Department. EMS/Rescue units are minutes away.

Directions to Mimosa Bay

From Wilmington: Take US 17 north approximately 25 miles. You will pass through the village of Holly Ridge. Go north 4 miles to the intersection of NC 172. Turn right and go 4 miles to the stoplight. This is the intersection of NC 172 and NC 210. Turn right and go 1 mile to the stoplight. This is Old Folkstone Rd. Turn left and go 1/2 mile. When you cross Mill Creek we are on the right. There will be a divided driveway into the property.

From Jacksonville: Take US 17 south for 14 miles. Turn left on NC 210 at the stoplight. Go approximately 6 miles to Old Folkstone Rd. and turn left. We are 1/2 mile on the right.
